Sunset from my house. If you love sunsets over the water you'll love the Eastern Shore of Virginia. Prefer sunrise over the water? We've got you covered.

I like to keep it simple. Most folks browsing the web just looking for information, and that’s what I hope I’ve provided---straight forward information about what’s for sale and what this wonderful area is like.

My website allows you to search all of Virginia's Eastern Shore real estate listings currently active on the Multiple Listing Service for all real estate companies, without having to fill out any forms. And I won't contact you unless you contact me first.

Whether you are upgrading or downsizing, looking for a vacation home or planning for your dream retirement, the Eastern Shore of Virginia offers a unique setting.

Life's easier here.  The pace is slower, the people are friendly, and there is a strong sense of community.

Over 80% of the homes here are occupied by full time residents.  Neighbors look out for each other.

Increasingly, folks planning to retire or already retired are finding the Shore an ideal location that's within easy traveling distance to Norfolk,  Richmond, D.C., Baltimore, Philadelphia, Long Island, New Jersey and New York.

By clicking on SEARCH MLS here or in the upper right corner of this page, my website allows you to search all the real estate listings currently active on the Multiple Listing Service, including all waterfront and Chesapeake Bayfront homes and land for sale. The MLS also lists all interior homes and lots, including farms.

If you see a property that interests you, I can find out answers to whatever questions you may have, regardless of what company has the listing.  And if you don't see exactly what you want, contact me and I will keep a look out if something comes on the market.

If you've never been to Virginia's Eastern Shore,  click on my VIDEO link here or at the bottom of this page.  It's a 4 minute video montage that will give you a sense of shore life.  Before you waste a lot of time browsing,  take a look and see if life here appeals to you.  As you'll see we're rural, with vast agricultural areas and a few historic small towns. That's not for everybody. But if the shore speaks to you, you'll find it's a magical place. Pictured here is the waterfront town of Onancock, one of the many waterfront villages on the Eastern Shore.

 Procrastinators alert:

Right now, there are more homes and properties on the market than there have been in a long time.  Even with the Fed increase, interest rates are still at historic lows and so are many of the prices.

The 2016 market looks interesting. It seems the foreclosures are pretty much out of the system and there are still some amazing bargains as people who were hoping for prices to rise just can't wait anymore and are now selling at major discounts. A waterfront home once listed at $899 now listed at $425; waterfront home once listed at $750 now listed at $400; there are many more. Some of these owners need to sell for health reasons, some have left the shore for jobs and need to sell. I have no way to know of course but it feels like this may be the last season of screaming deals. If these homes clear the market we will be at the new normal.

BLIZZARD NOTE:  Yep, most of you north of us had a whopper. We had wind and lots of rain.  A little snow that looked pretty for a few hours and then rain melted it.  Thought you should know.

Compare the price of waterfront on the Eastern Shore with those of the Outer Banks, Ocean City, Virginia Beach, the Delaware beaches and even Maryland's Eastern Shore, and you will realize what a bargain Virginia's Eastern Shore is. But it's not just the prices here that attract people.  It's the unique lifestyle and relaxed pace.

If you are not familiar with the Eastern Shore, go to my WELCOME PAGE. There you will find information about how our small towns, subdivisions and farms combine to create a community that offers you a variety of options to fit the lifestyle you've been looking for.

If there is something I’ve missed that could possibly help with your search,  let me know and I’ll add it to the site.  And if you have any questions, please email me at at any time.

As you can see from this picture, it's rural here.  Over 90% of the land in Northampton County is zoned agriculture. There is not only waterfront land along the Chesapeake Bay and Atlantic Ocean, but there are many wide creeks, and plenty of trees.  Check out the map below to orient yourself to the shore's location.  You can click and drag, view satellite maps, and composites and zoom in to see neighborhoods and towns, all the way down to street level.
